Floor care

Burnishing and sealing.

A burnished floor reflects light and sheds dust. We bring the sheen back on sealed concrete and re-seal the lanes where it has worn through.

Burnishing needs a floor that is already sealed. We test a patch first, and the bid says whether it's a burnish, a re-seal or both.

In every shift

  • A patch test before we commit to a method

  • A scrub to remove the soil that would be burnished in

  • High-speed burnishing, lane by lane

  • Sealer on worn lanes, where the patch test says it will hold

  • A walk of the cured floor with your contact

  • A written note on which lanes will need it next

A shift, in order

How a shift goes.

  1. 01

    Step 1: Test a patch

We scrub and burnish a small patch in a low-traffic area, then you look at it before we do the floor.

  2. 02

    Step 2: Scrub and dry

The soil comes up first. A sealer won't bond to a wet or oily floor, so we wait for it to dry.

  3. 03

    Step 3: Burnish or seal

Battery burnishers go first. Sealer goes down in thin coats, and we mark off the lane while it cures.

  4. 04

    Step 4: Walk the result

You walk the floor with the lead. We note which lanes took the sealer and which need another pass.

Before and beyond

What we ask of you, and what we leave alone.

  • Before we arrive

    • Tell us what is on the floor now, if you know: sealer, epoxy, or bare concrete

    • Allow a cure time on sealed lanes before forklifts return

    • Approve any propane machine and show us where to vent it

    • Move racking aside if a lane is being re-sealed

  • What we don't do

    • Burnish a bare floor with no sealer

    • Grind or polish a new surface

    • Seal over oil or standing moisture

Questions about this job.

What is burnishing?

A high-speed pad that works the sealer on the floor until it holds a sheen. It is a maintenance step, not a new coating.

Do you use propane machines?

Only where you approve them. Propane burnishers run with a carbon monoxide monitor and the doors open. Our battery machines do most of the work indoors.

How long before forklifts can run on a sealed lane?

The sealer's maker sets the cure time. We write it into the shift plan and keep the lane coned until it's reached.

Will sealing fix a cracked floor?

No. Sealer helps the floor shed dirt. Cracks and joints need a repair crew, and we'll say so in the bid.
